The Disputed Title We Caught Three Days Before Signing
A buyer was ready to sign on a Mohali plot that looked perfect on paper. Our 15-year check surfaced a problem that would have cost him crores.
A buyer came to us late in his own process. He had found a commercial plot in Mohali through a broker, negotiated a price, and was three days from signing. He asked Certified Acres to "just do a quick check" — a formality, he thought.
It was not a formality. As our Legal team traced the ownership chain back through 15 years, a gap appeared: a portion of the land had been part of a family partition that was never cleanly recorded, and one legal heir had never signed away his share. On paper, the seller looked like the sole owner. In reality, the title was contestable — the kind of defect that surfaces years later, in court, after the money is gone.
We advised the buyer to walk away, and we explained exactly why, with the records in front of him. He did. Two months later we sourced him a different, fully verified corner plot on the same Airport Road corridor — clean title, confirmed CLU, and no encumbrance.
